Located on the Northeastern tip of Morocco in North Africa is something quite unique - a small piece of Spain called Ceuta. Under Spanish control since 1580, this tiny 28km2 enclave of Spain is home to more than 70,000 people, and along with Melilla is the only area of land in Africa that is part of the European Union. If you want to experience real all year round warmth in your own villa in Spain then buying Spanish property in Ceuta might be the answer!
Ceuta is divided into three distinct areas. In the very east of the region is the peninsula area known as Monte Hacho. Part of the peninsula is a militarised zone, and contains the old fortress currently occupied by Spanish troops. Immediately to the west of the peninsula, everything about Ceuta is predominantly Spanish. The architecture and people are mostly European in appearance, with very little Moorish influence. Still further to the west close to the Moroccan border, a greater Muslim influence is exerted over the enclave. Mosques are much more apparent than in the east of the region, and you will see many more women in full Muslim dress.
Ceuta is quite a popular destination with tourists, many of whom come across on the Ferry from Algeciras. A big draw for tourists is Ceuta's duty-free status, which was declared in 1994. One thing tourists certainly do not come for is the beach - it is only 20 metres wide and is comprised of stones and pebbles!
Ceuta is a very charming place in which to buy Spanish property. Many of the buildings are of a colonial style and are extremely well maintained. Modern Ceuta property includes apartment blocks and villas, the most sought after type of Ceuta property being those that look out towards mainland Spain.
