Menorca, also known as Minorca, is the easternmost island of the Balearic Island
Group. Whereas Ibiza and Mallorca, the other two popular islands in the group, are
known for their music and nightlife, Menorca is famed for its quiet lush surroundings,
stunning scenery and relaxed pace of life. It offers a completely different experience
from those awaiting visitors to Ibiza and Mallorca, and makes for an ideal location in
which to invest in Spanish property, regardless of whether you are looking for a
holiday home or income property.
Mahon (Mao) is the capital town of Menorca, and is home to the island's only
international airport. From Mahon you can travel northwards for no more than three-
quarters of an hour by car before you reach the opposite side of the island. Being a
small place nowhere is very far from anywhere else! Everywhere you go though,
you'll find that the island is steeped in history. Menorca is renowned in archaeological
circles for having one of the highest concentrations of Prehistoric and Bronze Age
settlements in the world!
Even though Menorca is small, it is blessed with no fewer than 100 beaches - many of
them consisting just of pure golden sand. There are no high-rise resorts crowded
around the beaches, just a limited supply of vacation accommodation. This fact alone
makes it popular with property hunters who are looking for Spanish property in the
Balearics, either as an investment to rent out to tourists or as a quiet second home in
which they can relax and unwind.
For investors, the fact that vacation accommodation is in high demand is a big plus, as
it creates a lot of potential for a good level of rental income from Menorca property.
Income equivalent to 8% of the property value is not unheard of on the island.
Additionally, property prices on the island are approximately 20% less expensive than
in Mallorca. There are signs that price growth on Menorca will start to accelerate over
the next couple of years, bringing it up to roughly the same level as on Mallorca. This
is good news for all investors in Menorca property, as purchasers should be able to
realise a substantial return on their capital investment over the next five to ten years.
